Q:  Will you actually be buying the house, or listing it on the MLS?
A:  Great question.  We are not agents.  We can not and do not list your home for sale on the MLS.  We and our partner investors buy houses in Massachusetts that meet our purchasing criteria.  From there we will either repair them and sell to a new homeowner, or hold the property as a rental.

Q:  Do you buy houses for a fair price?
A:  We Buy Houses in Massachusetts offers a very fair price for the properties we purchase.  To be clear, it is very rare that our company purchases homes at open market value.  We would not be able to offer this service if we were not able to negotiate a fair discount on the property.  However, we provide value by being able to close very quickly with little to no hassle to the seller.  We don’t have all sorts of visits to your property, we pay closing costs, don’t require you to fix anything, there is no agent commission, etc. (learn how we provide value here).

Q:  How do you determine what you will offer for my property?
A:  We look at several factors to establish what price can be offered for a house.  The big ones are the location of the property, the condition of the house, the repairs that need to be performed, and the appraised values of similar homes in the area.  The combination of these tells us what a home will be worth when in repaired condition, and how much it will cost us to get it to that condition.  Plus, of course, we have to figure in a margin to pay our business as well.

Q:  Is there any cost to working with you?  Fees or commissions or anything else?
A: This makes us different from selling with a more “traditional” method.  From start to finish there are zero fees or commissions or secret charges incurred by working with us.  We’ll make you a no obligation offer, if it’s a fit we’ll buy your house fast (and pay closing costs!), and you get rid of a burdensome house and put cash in your pocket.  No cost to you, and no stress or work.  We try to make a profit for the company after we pay for repairs to the house.  Whether we sell or rent, we are taking all the risk that the market stays stable and we can efficiently repair the house to our target value.  This responsibility is ours (not yours!) because we have rid you of the taxes, payments, and upkeep of the home.  We take the stress from you, and plunk it down on ourselves.

Q:  How do you differ from an agent?
A: An agent has you sign a contract stating that they have the rights to list your house.   They will go through your house and gather info and pictures, determine a price, and then list it hoping the price is right and someone will buy it quickly.  Prospective buyers will visit the property several times with the agent, and when you get an offer it will likely be at a discount and come with contingencies or requests for seller concessions (meaning they want you to fix things up before the sale).  When the home eventually sells, the agent takes a cut of the price (6%), you have to pay closing costs, then settle any back taxes or other payments.

As we discuss here, selling on the open market can be more expensive than it appears.  Agents can be great for those who can wait to get top dollar for their house, and who don’t mind opening the property for showings, paying to fix and clean the home before sale, and then paying closing costs.  However, this doesn’t work for everyone. Some people need to sell fast, have a home that won’t qualify for financing, don’t want the hassle of the traditional selling process, etc.
